Deck & Fence Washing Scope Guide

Wood and composite deck and fence washing scope.

Blasting cedar, redwood, or pressure-treated pine with high water pressure tears soft springwood fibers and leaves fuzzy "furred" boards and wand stop-marks. A clear deck or fence quote explains the cleaner chemistry, wood brightener step, sanding, and how railings and spindles are counted.

Four scope items for decks and fences

Whether you have bare wood, peeling stain, or composite decking, make sure every quote addresses these four points.

1. Wood cleaning & brightening

Two-step wood restoration vs raw pressure:

  • Oxygenated wood cleaners (sodium percarbonate) or mild stripper solutions loosen gray UV-damaged fibers and mildew so the crew can rinse at low pressure (500 to 800 PSI) along the length of each board.
  • Following the wash with an oxalic-acid or citric-acid wood brightener neutralizes alkaline cleaner residue, restores natural cedar or pine tone, and opens wood grain to accept stain evenly.

2. Composite & PVC decking

Capped polymer vs early-generation composite:

  • Modern capped composite boards (such as Trex or TimberTech) should be soft-washed with a composite-safe cleaner and rinsed with a wide fan tip, never a rotary surface cleaner.
  • Older uncapped wood-plastic composite boards hold deep black mold spots in the wood flour and need gentle chemical dwell time rather than close-range nozzle pressure that scars the board surface.

3. Stripping old stain vs maintenance wash

What is on the wood right now:

  • Clear or semi-transparent penetrating oil stains can usually be cleaned, brightened, and recoated without heavy stripping.
  • Peeling solid-color acrylic deck stain or failing spar varnish requires chemical stripping and orbital sanding on handrails and floor boards before new finish can bond.

4. Drying window & stain application

Why same-day wash-and-stain quotes fail:

  • Wood must dry below 12% to 15% moisture content (typically 48 hours of dry weather after washing) before oil or waterborne stain goes on.
  • Check whether spindles and lattice are sprayed and back-brushed, and how house siding and patio concrete below the deck are masked from stain overspray.
